That cry might not have caused the stir that the gold rush did but it create scores of Western towns and both Park City and Deer Valley are amongst them.

In 1868 United States soldiers sent to watch over the reclusive Mormons who had found silver in the mountains above Park City.

Word of this massive silver discovery spread quickly.

Tents and shacks sprouted up near the mines and park City real estate went into its first boom.

When it became apparent that mining would continue, a community grew up in the series of park like canyons below Park City and Deer Valley.

Today it is home to some of the most luxurious real estate in the world.

Many of Park City's historic homes were hastily built on timbers with little or no foundations and with walls of thick planking.

Unfortunately, few original structures of this country's mining era survive.

It is very fortunate that many of Park City's original homes have remained intact.

Mining was the most important industry in Park City & Deer Valley from 1875 until the 1960s.

The population soared from 125 to over 6,000.

Mining is what use to make us different from any other place.

Today Park City is all about the powder!

Park City became heavily populated to such an extent that many people thought it would replace Salt Lake City as the most populous city in Utah.

However, the mines penetrated the water table and were flooded, and the city nearly became a ghost town.

After a population decline following the shutdown of the area's mining industry Park City rebounded during the 1980s and 1990s and today it's one of the world's most exclusive resorts.

Park City is a city located in the state of Utah and is one of three major resort towns in Utah and extremely easy to access from Salt Lake City which is only 15 miles away.

Park City has three major ski resorts: Park City Mountain Resort, Deer Valley Resort, and The Canyons Resort.

The Park City and Deer Valley ski resorts were the major locations for ski and snowboarding events at the 2002 Winter Olympics.

Park City is also home to America’s largest independent film festival, the Sundance Film Festival; the United States Ski Team; the Olympic bobsled course, a luge run, and numerous competitive golf courses.

Park City is one of the wealthiest cities in the United States and is notable in Utah for having a large number of northern and central European immigrants (from countries such as Norway and Switzerland) and many California transplants.

Skiing came to Park City in the 1950s, but growth did not come until the 1970s.

And in the last few decades, Park City now stands as one of the most affluent and lively resort towns in the United States.

Tis the season to be buying a home in Park City 

Many people don't think about shopping for Park City real estate in these cold winter months.

BUT if you are looking to get a little more of a bargain, then "Tis the Season" to be shopping for a Park City home.

Typically Park City real estate sales slow down as the months get colder.

This is especially true at the beginning of the year, after the holidays have passed and many peoples budgets are a little tighter.

During this time many sellers will be more flexible on their price, knowing that it's not the prime season to sell Park City luxury condos.

With luxury Park City homes, many owners don't like the idea of having to pay for the high cost of heating during these cold months, if the house isn't occupied.

This is even more true with the higher cost of fuel.

Often Park City condo owners will get their property winterized to save money while others will often leave their homes (or cottages) lightly heated to prevent drywall from cracking or to keep other things from shrinking or expanding from the change in temperature.

Also, with today's job market many people are looking to get out from under the extra payment of a second home.

If a Park City real estate owner experiences a job lose or cut in pay, they often can't they afford to keep their second home mortgage.

When this occurs, sellers can sometimes find themselves in a major financial pinch. In some cases they may need to unload that second home in a hurry to prevent foreclosure.

Therefore, they are more willing to take a cut on the fair market value price to move the property more quickly.

Another situation that I often run into is wealthy divorced couples needing to sell their second home to get rid of their jointly owned Park City real estate.

This can often be a burden when they simply don't find the time or have desire to visit their second home anymore since it was a happy place when they were married.

Another reason might be the need for the extra money because of the lack of adequate income from the crashing stock markets.

Depending on their situation, they may or may not be as flexible on their selling price.

Some minor disadvantages of buying Park City real estate during the colder months can range from discomfort of looking at homes (sometimes unheated) in the colder weather, to not knowing what the property actually looks like during the warmer seasons.

If you are looking to buy Park City luxury condo, in most cases you may not be able to get an idea of what the property might be like during the warmer months.

The key to this is to do some research or have the seller (or us...your Park City real estate agent) provide some current photos of the Park City condo taken during the warmer months of the year.

You'll have to be the judge on whether you are comfortable with the information that is (or is not) provided, so that you can make an educated choice on whether you should entertain making an offer on a property.

Sometimes you may want to wait until the spring to make your decision and hope that this particular Park City real estate is still available at that time.

As for the advantages, you may be able to pick up a Park City condo at a much better price than you would during the prime selling season.

Also, since the Park City real estate market is slower during these months, there will be less people looking at Park City homes, therefore minimizing your chances of competing against other potential Park City condo buyers.

This creates a great buyers market for you!

So if you have been thinking about buying Park City real estate, you may want to consider starting your search now.

It may give you the leg up on getting a better deal in the long run.
